The Connection, Newbury
Case study

From single-occupier headquarters to business and innovation campus

In 2023 IQON Capital completed the acquisition of The Connection from Vodafone Group. Constructed in the early 2000s, the campus has served as Vodafone’s UK headquarters and comprises seven office buildings with a net internal area of 486,810 sq ft (45,226 sqm), set on 38 acres (15 hectares) of landscaped grounds in Newbury, Berkshire.

Following its shift to a blended working model for its 10,000 UK employees, Vodafone entered into long-term leases on four of the seven buildings, confirming its commitment to Newbury. The other three properties are being comprehensively refurbished into newly re-designed, highly sustainable workplaces, upgrading the campus and its surrounding grounds into a modern business and innovation campus immersed in nature.
